By creating low-risk investment opportunities in development and lending companies, REDI S.A. simultaneously pursues corporate social responsibility (CSR) objectives.
The availability of new housing for residents of major urban centers is of particular importance to us. Recent years have seen an unprecedented surge in new apartment prices in Poland. To recap:
- In June 2024, the average price per square meter on the primary market reached over PLN 14 000 in Wrocław, PLN 15 250 in Gdańsk, PLN 17 600 in Kraków, and PLN 18 600/m² in Warsaw;
- The minimum floor area satisfying the needs of a couple with or planning a child is 50 m² with two bedrooms;
- The total cost of the most affordable 50 m² apartment in Warsaw (PLN 13 000/m², parking space PLN 50 000 - 70 000, storage unit PLN 35 000, apartment finishing PLN 150 000) amounted to approximately PLN 900 000;
- Therefore, a 20% down payment of PLN 180 000 was required to purchase such an apartment;
- Taking out a loan for the remaining PLN 720 000 for 30 years resulted in a fixed monthly mortgage payment of PLN 5 460 plus an approximate maintenance fee of PLN 750;
- To obtain such a loan independently, a net monthly income of approximately PLN 10 920 was required;
- Meanwhile, the average net salary in Poland at that time was PLN 4 701.05, the top 10% of earners had an average net income of PLN 6 500, and only the top 1% of earners with an average net income of PLN 12 700 could afford to purchase the aforementioned apartment independently.
While rising apartment prices have been attractive to investors, they have had a decidedly negative impact on average consumers. Is it possible to reconcile the interests of both groups? At REDI S.A., we have found a way. Our solution includes:
- A property on privately owned land of 450 m²;
- Living space: 80 m²;
- Price: currently PLN 650 000, with a target price of PLN 600 000;
- A low-energy building, inexpensive to maintain, and potentially convertible into a zero-energy building with additional investment in a photovoltaic installation and energy storage;
- Finishing cost: approximately PLN 160 000 (with finished options at a lower price available in the future);
- Total cost: a target of PLN 760 000;
- Construction time: only six months!
- Average net income enabling the purchase of such a house: PLN 9 100;
- Monthly mortgage payment (30-year loan): approximately PLN 4 560;
- Accessibility: for approximately 15% of Poland's population (compared to 1% in the previous example).
Homeownership can be more accessible, and we have proven this in practice by implementing investments based on the above model. Our mission is to provide the most accessible, fully comfortable, and cost-effective housing, offered to residents of major cities in convenient locations with existing local infrastructure and development prospects.
Instead of a 50 m² apartment in the city available to 1%, we offer houses with private green space for outdoor recreation, plus two parking spaces, four bedrooms, a living room with a kitchen, and two bathrooms. We believe these conditions are ideal for couples with or planning children.
The rapid construction, completed within six months, also ensures a quick return on investment for our investors.
Mission for Business
We also observe growing difficulties among entrepreneurs in obtaining quick financing for time-sensitive investments. In many such situations, banks take too long to decide on granting funding or do not grant it at all.
We have a solution: lending companies that provide quick financing secured by a mortgage. Loan repayment is scheduled after one year, or with capital repayment after two years. This provides entrepreneurs with rapid access to capital, while simultaneously offering our investors a quick return on investment.
